Project/application: QuikTrip Gas Station, USR-2026-001
Project description: The Applicant, QuikTrip Corporation, on behalf of the landowner North Canyons Development Company, is requesting approval for a Use by Special Review (USR) for a project known as the QuikTrip Gas Station.
The proposed project includes Lot 1, Canyonside Filing No. 4, and a portion of South Havana Street right-of-way that was recently realigned, totaling about 3.54 acres. The property is located at the northwest intersection of Castle Pines Parkway and the new South Havana Street.
The proposal would create a gas station with a 6,445-square-foot convenience store building. The site will include fuel pumps and fuel storage, parking, landscaping, and associated utilities. The northern portion of the property is reserved for a future phase, a proposed car wash, which will be subject to a future USR application
The property is zoned as the Canyons Planned Development (PD), and the proposed gas station use is allowed under the existing zoning as a USR.
Application description: A Use by Special Review (USR) is a review process for certain land uses that require additional evaluation because of their potential impacts. The review ensures that the proposed use complies with the City's zoning regulations and meets specific approval criteria intended to protect the public health, safety, and welfare, and to ensure compatibility with surrounding development. Use by Special Review applications require a recommendation from the Planning Commission at a public hearing, followed by final review and approval by the City Council at a subsequent public hearing. What the City is reviewing: Whether the proposed use meets the approval criteria and is compatible with surrounding development.
